Austin, TX September 28, 2004 -- Online real estate services innovator, RealtyBaron.com, today announced the debut of IntelligentValue(TM), a fun and easy method for tracking the estimated fair market value of residential real estate over time. IntelligentValue(TM) is a real-time alternative to other home valuation services that use aging sales data for estimating value. IntelligentValue(TM) is freely available to homeowners and real estate investors in select areas of the United States.
Estimates generated by IntelligentValue(TM) are composed of price opinions from homeowners and real estate agents in the area in which the property is located. Properties are shown randomly and include an exterior photo, feature descriptions, and an interactive map for easily identifying location. Opinions are applied to estimates daily providing real-time feedback to property owners.
Two measurements of estimated value are displayed on a chart from a password-protected web page accessible only to the property owner. First, the daily temperament of homeowners and real estate agents is illustrated by the average price opinion. Secondly, long-term trends are shown using the moving average of all price opinions collected within the time period. Like the stock market, the daily average appears volatile day to day while the moving average adjusts slowly to reflect the direction of value. Both measurements span up to six months of opinion data. Additional measurements are planned as usage of IntelligentValue(TM) grows.
IntelligentValue(TM) is immediately available to homeowners and real estate investors in fifty metropolitan areas throughout the United States. Additional metropolitan areas will be added as demand is identified.
