Non-Qualifying Mortgage

I am a real estate broker and consultant specializing in creative financing. I see hundreds of customers who have very poor credit. They are attempting to repair and correct their debt because they would like to purchase a home. Many of these would-be purchasers do not realize that their credit reports contain inaccuracies and old data that could be easily removed. Because of these inaccuracies, many customers will not purchase any property.

Why haven't these customers heard of Bond for Deed (Land Contract)? This purchase allows credit poor purchasers of all types including first-time buyers, investors, seniors, widows, low-income [people], divorcees, etc. to purchase real estate.

Even customers in bankruptcy, [with] no job or self-employed, or even small or home-based business[es], can purchase residential or commercial property. The Bond for Deed purchase allows home-ownership -- all the benefits and responsibilities. And the purchaser is not required to have problem-free credit and bank involvement is not necessary.
