Rare Real Estate Offerings: Dogged by the Paparazzi? Escape to The Lake of the Woods

WARROAD, MN  July 26, 2005 -- The newest addition to the dwindling supply of available real estate properties on the Lake of the Woods is likely to get a lot of attention. It appears to have all of the amenities celebrities, sportsmen and sportswomen are looking for.

“For the rich and famous, sports minded or not, the newly listed parcel offers a peaceful sanctuary far from prying eyes.. For the not so famous, the wooded property offers hunters and fishermen the means to not only manage their own, private game preserve, but to gain year around, controlled access to the lake itself,” Francine Fish, a local real estate broker says.

“This unusually large lakefront property sports an abundant supply of wild game - deer, moose, partridge, and bear to name a few,” she says. “And the fishing, of course, is terrific year around.”

A heavily wooded 170 acre parcel on the East end of the Lake of the Woods, located 22 miles North of Baudette, a main US/Canadian point of entry, the property is a half mile deep and is easily accessed. A mile off one of Ontario’s main provincial thoroughfares, the property is bordered to the East by a large provincial park. “For those who prefer to travel by land, a section road connects the thoroughfare to a private gravel road that runs the full length of the property,” she says.

Access can also be gained by air and water. “It’s a short 20 minute boat ride along the Rainy River, a growing resort area along the American (south) side. Of course, the buyer who is sufficiently heeled to own his/her own aircraft can gain access landing on the lake itself. The buyer who can’t afford such a luxury, of course, can hire a bush pilot to drop them in and pick them up,” she says.

“I personally think it’s a rare find,” Francine says. “Especially when compared to the price of waterfront properties located anywhere within the three hour bubble extending from the Twin Cities.”

A Canadian property, exchange rates may make the property especially attractive to US buyers. “Right now the exchange rate gives US buyers a 20%-25% pricing advantage,” she says.

The Lake of the Woods straddles the US/Canadian border. As the crow flies, it sits about the same distance from Winnipeg as it does Minneapolis/St. Paul - about 180 miles. It’s also about two hours drive from Fort Frances and International Falls, sister cities that sit on the western most shoreline of Rainy Lake.

Asked why she thinks celebrities like Oprah Winfrey, Tiger Woods, Mel Gibson, George Lucas, Shaquille O’Neal, or Steven Spielberg would be interested in such a property, “We’re not all that star struck around here so they wouldn’t have to worry about their privacy being invaded by the locals. And we all know that during the winter months 50 degrees below zero tends to keep the riffraff out.”
