Scottsdale Realtor® Forms Home Staging Partnership, Which Leads To Quicker Sales And Higher Asking P
Scottsdale realtor® Echo Farrell was keenly aware that a staged home has a better chance to sell, and also brings a higher asking price. But many clients are not aware of staging, or even if they are, can be somewhat resistant to staging their home when it is brought up by the realtor®. Farrell has alleviated these issues by forming a partnership with Designs by Genie, a professional interior decorator firm run by Genie Mattingly. Farrell and Mattingly both attend the initial listing appointment for Farrell’s Scottsdale real estate clients, which helps put the client at ease when staging is brought up.
“One of the first questions a client usually asks me is ‘how do you think my home looks?’ - yikes a loaded question.” says Farrell “But then I defer to Genie and she provides suggestions with their best interest in mind. No one is offended. And I know a well-staged home will sell faster, and at a better price. This makes my clients very happy, which is the number one goal.”
So what exactly is home staging? Mattingly offers her take: “Staging is to enhance the warmth and beauty of the home; to guide and optimally showcase the home while highlighting strong selling points. This is accomplished with furniture placement, furniture rental (if needed), vignettes, cleaning, minor maintenance, lighting, etc.”
Having a professional designer make these types of suggestions has been well-received by her Scottsdale real estate clients, Farrell notes: “Recently, we worked with a semi-retired couple who were downsizing. They had a lot of memories tied up in their home, and considering changing anything to make the home more appealing to a buyer was very emotional. But Genie put them right at ease and worked at their pace, which made everyone very happy.”
Besides the obvious advantages, Farrell says both she and her Scottsdale real estate clients have also benefited from the “behind the scenes” benefits her new partnership brings. “My partnership with Genie allows me to concentrate more on marketing and showing a client’s home, which is what I do best. By embracing a staging partnership, I have found the perfect selling edge for my clients.”
