Affordable California Beach Property?

The question asked by many beach lovers looking for a home in southern California is, “Can I really afford to live on the ocean?” But, with the astronomical housing prices in California and no real slow down in sight is beach property within the grasp of a new buyer?

The National Association of Realtors (NRA) has reported home price increases of as much as 47% in some nationwide markets. With some areas of California showing increases of as much as 24%. And with more desirable areas such as beachfront living leading the pack with appreciation, this too makes home ownership more difficult with every passing year.

“We have seen an increase in home prices like never before, especially in areas along the ocean,” reports Neil Cull, a longtime real estate agent with Re/Max Gold Coast Realtors -- specializing in beach living in Ventura County, California. “It’s no wonder that only about 13% of Ventura County can afford to buy a house.”

However, at least one beach condo makes sense for new home owners, people looking to buy a second home on the beach or for investors looking to park equity and rent. Located in a small beach resort called Port Hueneme, this city has been realizing a growth in real estate of over 25% for two years running. Situated directly on the white sand beach is a gated community boasting a pristine one bed, one bath condo with hard wood floors, a remodeled kitchen and private beach access. Ideal for commuters looking to live a low-stress lifestyle, or for people commonly known as snow birds that reside in more extreme weather areas such as Alaska, Seattle or Palm Springs or Arizona. Port Hueneme is located about 30 miles north of Malibu, home to Pepperdine University, episodes of David Hasselfhoff and Pamela Anderson in Baywatch and reportedly such actors as Robert Redford, Mel Gibson, Sally Field and Whoopi Goldberg, to name a few.

About 30 miles to to the North of Port Hueneme is the city of Santa Barbara, known as little Silicon Valley, home to the research institution of University of California Santa Barbara (UCSB), the Four Seasons Biltmore, the Bacara Resort and countless well known tech firms. Santa Barbara also boasts the home of Oprah Winfrey, and the late vitamin C pioneer Dr. Linus Pauling, among many others.

“Many people don’t know much about Port Hueneme because it rests on a piece of land that jetties out between Santa Barbara and Malibu, though it is truly a wonderful place to live and own property. The city has some excellent plans for the next 24 months, so people are taking advantage of the low property prices before they catch up to the astronomical high levels of it’s surrounding cities,” says Mr. Cull. “This particular one bed, one bath beach condo won’t last long, certainly at the price my clients are offering it for.”

Port Hueneme (pronounced "port why-NEE-mee") is a small harbor city in Ventura County, California near Oxnard. The name derives from the Spanish spelling of the Chumash "wene me", meaning "resting-place." The population was 21,845 at the 2000 census. It boasts a south-facing beach, known for its surfing, which stretches between the harbor and the naval base and includes a fishing pier.
