Now that the housing market has clearly shifted in the buyer's favor, home sellers are doing everything possible to squeeze every last nickel out of the sale of their home. In the past, this meant selling their home themselves, thereby avoiding the 6% commission that most real estate agents charge. However, putting a home on the market without an agent's guidance has left many sellers frustrated and without offers.

Today, savvy home sellers are finding a new way to avoid high commissions while continuing to benefit from an agent's services. A new website, http://agentBOOST.com, allows home buyers and sellers to upload details about the property they wish to buy or sell and contact agents in their area who are interested in working with them for less than the standard commission.

"This is a great opportunity for home buyers and sellers to get the most bang for their buck," says Chris Cole, owner of agentBOOST. "Users fill out a short form with information about their property. Five days later, they are able to look at bids from several different agents in their area. Each bid includes the percentage of the home's final sale price the agent has agreed to work for."

The site is completely free for home buyers and sellers looking for qualified real estate agents and agents are charged a nominal fee for each bid they make. The site allows real estate agents to attract clients that might otherwise avoid using an agent.

After the buyer or seller uploads their property's details, agents have five days to place a bid on the opportunity to work with the buyer or seller. Once the five day bidding period is over, buyers and sellers are encouraged to interview any or all of the agents that placed a bid.

Although the site was developed with the currently stressed home seller in mind, buyers are encouraged to use the service as well. Buyers who negotiate the commission with their agents gain leverage when making an offer because the lower their agent's rate, the less the seller will have to pay at closing.

"Traditionally, the seller paid a 6% real estate commission: 3% to the selling agent and 3% to the buying agent. With house prices at all time highs, these commissions are really adding up. Our site makes it very easy for someone to find an agent that is willing to work for less," Cole says. "We're talking about saving thousands of dollars by filling out one simple, no-obligation form."

With the average home price hovering around $220,000, clients can save over $2,000 by negotiating a 1% discount.
