RealDataź Releases Version 11.0 of Real Estate Investment Analysis Software

REIA is an income-property analysis and presentation package. It allows a user to project the potential economic benefits of owning virtually any type of income-producing real estate, such as apartments, office buildings, shopping centers or industrial sites. It does so by making detailed 10-year projections of the income (on a space-by-space basis), operating expenses, financing, cash flows, resale and federal tax implications.

It produces more than a dozen reports, including a presentation for lender or client called the Real Estate Business Plan. The program also allows the user to create a time-limited copy of a property analysis that can be shared with a lender or client.

Real Estate Investment Analysis, 11.0 is priced at $495, and requires Microsoft Excel97 or later. Users of Version 10.0 can upgrade for $59 online (or $69 for a shipped package) until July 4.

RealData's program also includes a limited partnership analysis and a lease vs. buy comparison. The Version 11.0 upgrade extends the functionality of existing modules, doubling the capacity of the commercial lease analysis and adding new options in regard to financing, funded reserves, resale and expense projections. It also adds new features such as a residential income summary, sensitivity analysis and estimation of rehabilitation tax credits. The program provides on-screen help notes for most data-entry fields as well as a complete User's Guide with an extensive glossary of real estate investment and financial terminology.

Real Estate Investment Analysis is RealData's oldest and best-selling product. It was first released in 1982 for CP/M computers, in 1983 for MS-DOS and in 1984 for the Macintosh.

RealData also sponsors the RealData Exchange (http://realdataexchange.com), a vertical portal site that provides resources, articles, news and discussions for those involved in all aspects of real estate investment and development.

More information about RealData and its products is available by visiting the company's main web site at http://www.realdata.com, or by contacting company president Frank J. Gallinelli at 78 North Main Street, South Norwalk, CT 06854, (203) 838-2670, e-mail realperson@realdata.com.
