H.G. Fenton Company announces that construction is under way on the first phase of Fenton Technology Park, central San Diego’s newest – and one of its only – master planned business parks to be developed in the foreseeable future.
The 130.9-acre business community will offer over 1 million square feet of industrial, office and technology uses through phased development over several years, including the new corporate headquarters for Biosite Incorporated (Nasdaq: BSTE). It is located midway between the 805 Freeway and Interstate 15, and between Mira Mesa Boulevard and Miramar Road.
“With a limited supply of employment land remaining in the central area of San Diego County, Fenton Technology Park will help meet near-term demand for buildable lots, build-to-suit and build-to-own facilities, as well as multi-tenant space,” said Kevin Hill, vice president, leasing, with H.G. Fenton Company. “It also dedicates 36 acres of land for permanent open space and adds a vital linkage between Mira Mesa Boulevard and Miramar Road through the north-south extension of Camino Santa Fe.”
Hill reports that construction on the first buildings for Biosite is under way, with completion of the first phase anticipated later this year. Additionally, H.G. Fenton Company is nearing completion on the Camino Santa Fe extension, which is on track to open in about 60 days.
The project site is the last remaining piece of raw land that was part of H.G. Fenton Material Co. mining operation from the 1950s until 1998. When H.G. Fenton Company decided to focus exclusively on real estate in the late 1990s, it sold its mining business to Hanson Aggregates but retained this portion of the site for future development.
“Fenton Technology Park represents over five years of planning and will provide over 3,000 new jobs over the next few years,” Hill said. “H.G. Fenton Company’s goal from the outset has been to turn an underutilized parcel of land into a well-planned campus environment that will give large and growth-oriented firms the opportunity to secure facilities in a single contiguous location. We also plan to provide quality facilities for mid-size and smaller users through the development of 150,000 square feet of multi-tenant space that will be the area’s first new multi-tenant space in at least 10 years. ”
Earlier this year, H.G. Fenton Company sold approximately 26 acres of land in the park to Biosite in two transactions totaling approximately $27.5 million. Biosite plans to move and expand its corporate headquarters to the site, which in its entirety will be able to accommodate approximately 800,000 square feet of space.
Fenton Technology Park is being designed with careful attention to scale and style to complement the surrounding business and open space areas, and will appeal to leading edge business and technology firms. The park features lower than average density for a project of this scale. Buildings will be constructed of the highest caliber materials and are being designed to ensure minimal impact on views.
Extensive landscaping will provide continuity with nearby open space areas including the 36 acres of dedicated open space that are being provided within Rattlesnake and Carroll canyons. Safe wildlife passage is being ensured through the construction of a bridge over Rattlesnake Canyon.
