Technology, Consumer Trends Inspire New Tool for Real Estate Brokers
Real estate broker Eric Crowe and Team Lending Concepts have launched a new product for the residential real estate industry. Crowe believes his innovation leads the trend toward the “one-stop shopping” home buyers prefer. For brokers, it offers an expanded selection of products and services.
The program, called Above&Beyond, packages a buyer presentation with automated loan origination. In less than an hour, brokers can educate clients, prequalify them and generate loans online, Crowe said. The average time period from contract to closing is reduced from 30 days to 15 days.
Crowe said that realtors can use the program assured that it complies with RESPA regulations. (The Real Estate Settlement Procedures Act is a Federal statute that protects the interests of home buyers.) In exchange for locating appropriate mortgage packages for clients, the broker receives a portion of the normal origination fee.
The program runs off a CD and a robust Web site. The loan origination module reviews 15,000 loan packages from 100 different lenders, to find the best fits for a particular buyer. Brokers can track the progress of loans 24 hours a day via the Web site. “This powerful system is based on new configuration technology,” Crowe explained, “and Team Lending Concepts invested several million dollars on the software alone.”
In addition to heavy duty technology, the Above&Beyond program includes the services of a human “purchase coordinator.” This individual performs the duties of loan officer and transaction coordinator, working in conjunction with the broker.
The entire program, including the PowerPoint buyer presentation, will be accessible on the Web site (www.TeamRE.com) by the end of this month (April 2004). Brokers who subscribe to the system also may participate in value-added services such as joint venture groups, pre-development investments and rental properties.
“Experience has shown me,” Crowe concluded, “that to survive in all market conditions, brokers have to go beyond just listing houses and finding buyers. They can do this by helping their clients prosper, using a broader selection of real-estate opportunities.”
An overview of these value-added opportunities will be presented in a seminar later this month. Crowe also will demonstrate the Above&Beyond buyer presentation and loan origination system.
