National Rollout Underway for Automated Title Search Technology

 The country's first completely electronic -- and most accurate -- land record database is expanding into new counties.

Zenodata Corporation today announced that its Land Record Database now includes complete records from Clay County, Fla. The company rolled out neighboring St. John's County in April, and will continue adding one county per month to the database. Counties slated for addition in the near future include Hernando, Santa Rose, Lake, and St. Lucie in Florida. Through continued scaling of its operations, Zenodata expects to increase that to one county per week within a year, says Mark Stevenson, Zenodata's CEO.

Zenodata's Land Record Database is the first completely electronic -- and most accurate -- land record database in the country, according to Stevenson. To create the database, Zenodata extracts and imports all relevant information from original recorded county documents, using only high-resolution images. A proprietary conversion process then pulls all relevant information from the documents, creating a database with more than 75 fields cross-indexed by physical location, names, and document references.

Zenodata is the only company in its industry to extract all relevant information from original documents. The company's data extraction and analysis process is so thorough, Stevenson says, that it even finds errors on the original recorded documents themselves.

The company's Land Record System, which accesses records from the database, allows users to complete title searches in 15 minutes or less -- decreasing time to perform such searches by a factor of 5-10. Since title searches have historically involved a very time-intensive, manual process, automating the search process is a major step forward for the industry in terms of increasing both accuracy and productivity, Stevenson says.

Zenodata serves both professional users who wish to perform searches themselves, and vendor management companies and corporate users who prefer to receive completed search results delivered to them. Pricing is on a per-transaction or monthly fee basis, with no up-front fees, and no software or hardware to install or maintain.
